Westborough Subdivision containing 28 house lots on 4 streets. 23 houses were completed, 3 houses under construction with 2 lots remaining.

RMPI Consulting’s Actions: Took control of the subdivision to protect a cash secured road bond. Completed and sold 3 houses, extended order of conditions on 1 lot and repaired and finished all 4 streets. Had town accept the all roads and release bond.

Hooksett Condominium Project Final Phases – Master Plan Development known as Granite Heights previously approved for a mix of single-family home and townhouse style condominiums. A section known as Granite Heights II North is comprised of 285 townhouse units. The entire Granite Heights project (372 units) encompasses a total of 132+/- acres. Planned unit designs consist of two-level living containing 1,833+/- sf of gross living area with 2 bedrooms, 2 baths, and a one-car garage. The Preserve at Granite Heights features approvals for 179 ranch-style townhouse condominiums located on 80.5+/- acres. Unit design entails single-level, 1,558+/- A single-family cluster development features 91 lots ranging from 12,000+/- sf to 41,109+/- sf. These lots are to be located on a 42+/- acre development area, with approximately 159+/- acres dedicated to open space. Lastly, included is a small subdivision with plans for 132 garden-Style flats.

RMPI Consulting’s Actions: Pushed the borrower into an involuntary bankruptcy in order to allow the Bankruptcy Trustee to sell the entire project as a going concerning to one developer. On going.

Wells Golf Course Condominium Project – 132 units 3 phase with 5 houses sold, an additional 5 houses under construction. Infrastructure in for 85 houses/units.

RMPI Consulting’s Actions: Managed a four bank participation. Funded and oversaw the completion of the 5 house under construction, sold 2 of the houses. Analyze that permits, cost to complete, and create an investor book. Foreclose on project and sell (assign bid after the auction) to investor for $2,300,000

Boston Condominium Project – 21 unit project with three units completed and rented with temporary COs, 12 units in various levels of completion and 5 units with significant construction required.

RMPI Consulting’s Actions: Managed a three borrower relationships and settled with all borrowers to control project. Funded and oversaw the completion of the 12 units under construction, rented all 16 units. Analyze that permits and cost to complete. Sell to investor through RMPI staff for $2,300,000.
